Construction Administration is the part of the Architect’s Services which is least understood by most of our clients but is possibly the most important part of every successful project.
The Architect is a building professional that acts as a liaison between the Project’s Owner and the team of trades that will build your project. Even with a General Contractor heading the construction team, it is important to have an Owner’s Representative to assist in communication at every phase of the construction project, to ensure a proper understanding of the many technical aspects of construction as well as contracts, insurance and payment schedules.
During Construction Administration the Architect is involved in assisting the Owner in comparing bids, awarding contracts, reviewing the payout paperwork and negotiating change orders to the project to ensure that the project runs smoothly and on budget. During the Construction Phase, by having an Architect on hand that is familiar with the design of the project, the Owner’s intentions and goals as well as the trades involved, complicated details that involve more than one trade can be worked through more carefully to achieve the intended result. We also provide shop and material submittal review and coordinate the approval of final material selection. And at the end of the project, managing the many final details and punch lists to complete the project can be difficult for inexperience Project Owner.
