Every construction project has a Construction Manager – The person responsible for the proper planning and execution of the many trades people required to build a new facility.
In most cases, an Owner will hire a General Contractor to build a project because the project needs to be built by a competent and responsible firm that is responsible for all aspects of the construction process. The General Contractor is the principle organization that hires the many sub-trades to get the project built, including the Construction Manager who works for the General Contractor and provides the professional service of organization for the entire project. The General Contractor is a legal entity that is responsible for the entire project, holding each of the contracts for the trades below him as well as the liability for the project throughout the construction process. But the GC still needs to have a competent professional who concentrates on the organization of the various trades, ordering materials and scheduling deliveries and installations.
In some cases, the Owner may prefer to act as the General Contractor on their own. But it is still important to have a professional act as the Construction Manager, especially for inexperienced homeowners or busy professionals who do not have the time or experience to manage a large construction project. Our firm strongly believes that Owner GC’s should have an experienced Construction Manager available to assist them in providing professional guidance along the way.
